Sublessee

転借人(てんしゃくにん)

A person who leases a thing from its lessee (賃借人) rather than from the lessor (賃貸人): a subtenant. Where the lessee has sublet lawfully, the sublessee owes its duties under the sublease directly to the lessor, up to what the lessee owes the lessor (Civil Code, Article 613, paragraph (1)), and the lessor cannot hold an agreement with the lessee to end the lease against the sublessee, unless the lessor could at that time have cancelled the lease because the lessee failed to perform (Article 613, paragraph (3)).
