表示に関する登記（ひょうじにかんするとうき）

A registration concerning the description of real property (不動産の表示), that is, the registered details that describe the land or building itself.

所有権登記名義人等（しょゆうけんとうきめいぎにんとう）

In Chapter VI, the registered owner (所有権の登記名義人) of a parcel with a registration of ownership, the heading-section owner (表題部所有者) of a parcel without one, or the owner of land with no heading registration (表題登記), including the heir or other general successor of a registered owner or heading-section owner.

所有権の登記がある一筆の土地にあっては所有権の登記名義人、所有権の登記がない一筆の土地にあっては表題部所有者、表題登記がない土地にあっては所有者をいい、所有権の登記名義人又は表題部所有者の相続人その他の一般承継人を含む

特定登記（とくていとうき）

In Article 55, a registration of a right other than ownership, etc. (所有権等) that, under Article 73(1), has effect as a registration made on the right of site (敷地権).

所有権等の登記以外の権利に関する登記であって、第七十三条第一項の規定により敷地権についてされた登記としての効力を有するもの

建物の合併の登記（たてもののがっぺいのとうき）

A registration that, in the registration records, makes one building with a heading registration (表題登記) an annex building (附属建物) of another such building, or merges a condominium unit (区分建物) with an adjoining unit or its annex building into one building.

表題登記がある建物を登記記録上他の表題登記がある建物の附属建物とする登記又は表題登記がある区分建物を登記記録上これと接続する他の区分建物である表題登記がある建物若しくは附属建物に合併して一個の建物とする登記

本登記（ほんとうき）

A registration of a right made after a provisional registration (仮登記), for the same right over the same real property, and recorded in that property's registration record as based on the provisional registration.

仮登記がされた後、これと同一の不動産についてされる同一の権利についての権利に関する登記であって、当該不動産に係る登記記録に当該仮登記に基づく登記であることが記録されているもの

付記登記（ふきとうき）

In Article 4(2) and Article 66, a registration of a right made on top of an existing registration of a right and shown to the public as one with it, to change or correct that registration or, for a right other than ownership, to transfer it or to register the preservation, creation or other change (保存等) of a right over it.

主登記（しゅとうき）

In Article 4(2), the existing registration of a right (権利に関する登記) to which a supplemental registration (付記登記) is attached; the supplemental registration ranks by its priority.

建物の分割の登記（たてもののぶんかつのとうき）

A registration that takes an annex building (附属建物) out of the registration record of the building with a heading registration (表題登記) it belongs to, so that in the records it becomes a separate building.

表題登記がある建物の附属建物を当該表題登記がある建物の登記記録から分割して登記記録上別の一個の建物とする登記

建物の区分の登記（たてもののくぶんのとうき）

A registration that turns a part of a building with a heading registration (表題登記), or of its annex building (附属建物), that qualifies as a condominium unit (区分建物) into a condominium unit in the registration records.

表題登記がある建物又は附属建物の部分であって区分建物に該当するものを登記記録上区分建物とする登記

保全仮登記（ほぜんかりとうき）

A provisional registration (仮登記) made, together with a registration prohibiting disposal (処分禁止の登記), to carry out a provisional disposition (仮処分) protecting a claim to have the preservation, creation or change of a right other than ownership over real property registered, as defined in Article 53(2) of the Civil Provisional Remedies Act (Act No. 91 of 1989).

合体による登記等（がったいによるとうきとう）

Where two or more buildings have been joined into one, the heading registration (表題登記) of the combined building together with the cancellation of the heading-section (表題部) registrations of the buildings as they were before, which the persons Article 49(1) names must apply for within one month of the day they were joined.

第二号新不動産登記法（だいにごうしんふどうさんとうきほう）

In the supplementary provisions (附則) of Act No. 24 of 2021, the Real Property Registration Act (Act No. 123 of 2004) as amended by Article 2 of that Act, counting only the amendments listed in Article 1, item (ii) of those supplementary provisions.

新不動産登記法（しんふどうさんとうきほう）

This Act as amended by Article 1 of Act No. 29 of 2005.

第三号新不動産登記法（だいさんごうしんふどうさんとうきほう）

In Article 5(7) of the supplementary provisions (附則) of the Act Partially Amending the Civil Code, etc. (Act No. 24 of 2021), the Real Property Registration Act (Act No. 123 of 2004) as amended by Article 2 of that Act, counting only the amendments listed in Article 1, item (iii) of those supplementary provisions.

所有者（しょゆうしゃ）

In Article 702, paragraph 1 on city planning tax (都市計画税), the person who is treated as, or deemed to be, the owner of the land or house for fixed assets tax (固定資産税) under Article 343 (other than its paragraphs 3, 9 and 10).

当該土地又は家屋に係る固定資産税について第三百四十三条（第三項、第九項及び第十項を除く。）において所有者とされ、又は所有者とみなされる者

表題部所有者（ひょうだいぶしょゆうしゃ）

The heading section owner under Article 2, item (x) of the Real Property Registration Act: the person recorded as owner in the heading section (表題部) of the registration record of real property that has no registration of ownership.

所有権の登記がない不動産の登記記録の表題部に、所有者として記録されている者

抵当証券（ていとうしょうけん）

A mortgage certificate (抵当証券) as referred to in Article 1(1) of the Mortgage Securities Act (Act No. 15 of 1931), which a person holding a mortgage (抵当権) over land, a building or superficies (地上権) may apply to the registry office (登記所) to have issued.

附属建物（ふぞくたてもの）

A building attached to a building with a heading registration (表題登記) and registered together with it as a single building.

表題登記がある建物に附属する建物であって、当該表題登記がある建物と一体のものとして一個の建物として登記されるもの

筆界（ひっかい）

The two or more points, and the straight lines joining them, that were taken to form the boundary between a parcel of land (一筆の土地) and the land next to it when the parcel was registered.

表題登記がある一筆の土地（以下単に「一筆の土地」という。）とこれに隣接する他の土地（表題登記がない土地を含む。以下同じ。）との間において、当該一筆の土地が登記された時にその境を構成するものとされた二以上の点及びこれらを結ぶ直線

表題部（ひょうだいぶ）

The part of a registration record (登記記録) in which registrations describing the property (表示に関する登記) are recorded.
