    **第一項**  抵当不動産の第三取得者は、抵当不動産について必要費又は有益費を支出したときは、第百九十六条の区別に従い、抵当不動産の代価から、他の債権者より先にその償還を受けることができる。

    If a third party acquirer of a mortgaged immovables has incurred necessary or beneficial expenses with respect to the mortgaged immovables, that third party may obtain reimbursement of the same out of the proceeds of the mortgaged immovables before other obligees, in accordance with the distinctions in Article 196.
